When should I Sealcoat?
As a general rule you should sealcoat every 3 to 6 years. If your pavement has turned grey, has loose gravel, and cracks it is time to sealcoat! Call now for a free onsite consultation.
What type of seal coating materials are offered?
Asphalt emulsion sealer
We only apply premium sealcoat products and not the “standard commercial coaltar” that many contractors are still applying. One of our favorite sealers we commonly use is an “Asphalt emulsion sealer”. These sealers are Environmentally Friendly, They are faster drying with no skin irritation or strong smell, are more flexible (no check cracking) Aesthetically, they dry with a blacker, matte finish. If you live on or near the water, this is the sealer you want! We are one of the largest applicators of the Asphalt based sealer using it on high profile jobs such as Tropicana Field, Publix, Winn Dixies and numerous neighborhoods and shopping centers.
Coal Tar and Blended sealers
We also apply upgraded Coal Tar and Blended sealers. The biggest advantage that Coal Tar Emulsion has over the other sealers is that it is more durable in parking lots that tends to have more oil and gasoline stops or if a parking lot gets little direct sun such as covered car ports. Coal Tar Emulsions dry to a blackish gray color. We can also apply a blended material to get the best of both sealers.
Specialty Sealers/Squeege coats
Asphalt Maintenance & Paving is a certified applicator for SealMasters Liquid Road™ which is a high performance mineral and fiber reinforced asphalt emulsion blended with polymers and special surfactants for superior adhesion, flexibility, and durability. Liquid Road™ replenishes the binder that is lost through oxidation and weathering, while providing a slip resistant durable surface treatment. Liquid Road’s deep, rich black color gives old, oxidized pavement a “like new” surface. It is applied with a special equipped squeegee machine and special equipped spray unit with bigger pumps that can handle the specialized application method.

How Long is the sealcoating process?
It takes a minimum of 24 hours for the asphalt surface to cure. Two coats of sealer need to be applied waiting 3-4 hours between coats depending on the material that is used. The water needs to evaporate out of the sealer to allow it to cure. Weather conditions will determine how long it will take. On a sunny day, you can expect to wait 24 hours . If it is cooler or there is no sunlight, it can take up to 48 hours. High Humidity can also create longer dry times. Our management staff along with the owner direct will be in constant contact throughout this project. We provide special sandwich board signs that provides notices as to what areas are closed and any weather delays.
